If you live in substandard or poverty housing or if your housing situation is temporary, unstable, or inadequate, you may qualify for a Habitat home.
Why homeownership?
Homeownership provides many great benefits to families. In a recent survey concluded by Habitat, it was discovered our homeowners could provide greater stability, healthier, and safer environments for their families. Studies have shown homeowners have larger and more stable income; their children have higher graduation rates and a higher level of attending college.
Why partner with Habitat for Humanity?
Habitat for Humanity of Madison County is an grassroots, ecumenical Christian housing ministry that seeks to eliminate poverty housing from our community and make decent shelter a matter of conscience and action.
At times, buying a home can be a scary process. Habitat for Humanity partners with low-income families to provide three areas of expertise to assist you in the dream of homeownership.
The frames of a Habitat home are covered with prayers and blessings from those who volunteer to partner with homeowners.
Second, we are a construction company. Habitat for Humanity has experienced staff and volunteers working beside you and others from the community to build your home. But unlike the home builders who build homes and sell them for a profit, Habitat will sell a home to you at cost.
Finally, Habitat for Humanity will finance the home with our Bible Finance Plan.

Habitat for Humanity will finance your home with a 20, 25, or 30 year mortgage, at no interest (a fixed rate with no points!).
How do I qualify?
In order to qualify for a home through the Habitat program, you must meet three criteria.

Need: You must have a need for housing. Habitat’s mission is the elimination of substandard and poverty housing from our community. A need for housing may include living in a home with structural issues, disrepair, temporary in nature, inadequate to a family member’s needs, dangerous neighborhood or overcrowding.

from employment, Social Security, SSI,
child support, & food stamps. -
Ability to pay-back the mortgage: You must be able to demonstrate that you have a stable income (employment, disability, food stamps, child support, etc) to meet our guidelines (see to the right) and the ability to pay back the mortgage, while affording other life necessities.
Habitat will look at past rent, utilities, phone, and other bills in addition to pulling a credit report. We encourage people to apply if they have great credit, bad credit, or no credit. Your credit score is not a factor.

Willingness to partner: At Habitat for Humanity of Madison County we see a successful partnership as a relationship between you, the family, and the staff and volunteers of this affiliate. That relationship, or partnership, is built upon honesty, mutual respect, and a willing attitude. As a partner you will bless others through our ministry.
Partner families are required to complete 350 “sweat equity” hours at Habitat. These hours can be done on Habitat construction sites, in our Habitat ReStore, and in our office. We also give hours for the Homeownership classes you are required to complete. Your family and friends will be able to assist you with these hours.

Classes are subject to change. We encourage you to call 533-2282 ext. 115 a day or two before the class to verify classes are going to be held as scheduled.
Orientations will provide information on Habitat for Humanity, how you and your family can qualify for the Habitat program, and an application for the program. You must attend the orientation in order to apply, no exceptions.
